Agreement to Terms
By accessing boroughandledger.com or engaging Borough & Ledger LLC ("Company," "we," "us") for property management services, you agree to these Terms of Service. If you do not agree, do not use this website or engage our services.
Licensing notice: Property management services in New York State require a licensed real estate broker. Borough & Ledger LLC is in the process of obtaining its New York State real estate broker's license. We do not execute management agreements or receive compensation for management services until properly licensed. Inquiries submitted now are for informational and scheduling purposes only.
Services
Borough & Ledger LLC provides property management services to owners of small multifamily residential properties in New York City, including but not limited to:
- Rent optimization and pricing strategy
- Leasing, tenant screening, and placement
- Asset management and owner reporting
- Vendor coordination and compliance monitoring
The specific scope of services, fees, and terms for each client engagement will be set forth in a separate written Property Management Agreement signed by both parties. These Terms of Service govern use of this website and general engagement; they do not constitute a management agreement.
No Guarantee of Results
Past performance metrics displayed on this website (including occupancy rates, vacancy timelines, and rent growth figures) reflect historical results and are not a guarantee of future performance. Real estate market conditions vary and individual property outcomes depend on factors outside our control, including property condition, location, tenant market, and regulatory environment.
We will always act in the best interest of our clients and apply our best professional judgment, but we make no guarantee of specific rental income, occupancy rates, or return on investment.
Client Responsibilities
Property owners who engage Borough & Ledger agree to:
- Provide accurate and complete information about their property, existing tenants, and lease terms
- Maintain the property in a habitable condition as required by New York law
- Disclose any known violations, litigation, or encumbrances on the property
- Comply with all applicable NYC and NYS housing laws, including rent stabilization regulations where applicable
- Provide timely authorization for approved expenditures within agreed-upon thresholds
Fees and Payment
Management fees, leasing fees, and any additional service charges will be detailed in your Property Management Agreement. General terms:
- Monthly management fees are due on the first of each month
- Leasing fees are due upon execution of a signed lease by a qualified tenant
- Late payments may be subject to a late fee as specified in your agreement
- Either party may terminate the management agreement with written notice as specified therein
Limitation of Liability
To the fullest extent permitted by New York law, Borough & Ledger LLC's total liability to any client for any claim arising from or related to our services shall not exceed the total management fees paid by that client in the three (3) months preceding the claim.
We are not liable for losses arising from: tenant default or non-payment; property damage beyond normal wear and tear; acts of God; regulatory changes; or any circumstances outside our reasonable control.

All content on this website — including text, design, and imagery — is the property of Borough & Ledger LLC or its licensors. You may not reproduce, distribute, or use any content without written permission.
This website is provided "as is." We make no warranties regarding uptime, accuracy of information, or fitness for any particular purpose.
Governing Law & Disputes
These Terms are governed by the laws of the State of New York, without regard to conflict of law principles. Any dispute arising from these Terms or our services shall be resolved in the state or federal courts located in New York County, New York, and you consent to personal jurisdiction in those courts.
Changes to These Terms
We may update these Terms from time to time. Material changes will be posted on this page with an updated effective date. Continued use of the site or our services after changes constitutes acceptance.
